LAND PRICE ALERT!
Beginning back in 2005-06, asking prices for large land parcels began to rise dramatically. One example was Watauga County (think Boone) where the average asking price reached $42,211 per acrefor a 100+ acre tract. For the next 7 years (the “Great” Recession), few land parcels sold, and land buyers repeatedly told us “I’m going to wait until land prices “Hit Bottom”. Two weeks before Christmas 2013 – last year – prices hit bottom! Buyers began buying again – almost a year ago.
We suspect that prices will begin the next rise in the land cycle by spring 2015. That means you may have as little as the next 90-120 days to pick off one of the lowest price properties in 8 years.
